Limassol rose 20% to 695 contracts and Paphos 15% to 395. Over seven months the island logged 12,047 contracts, up 14%. The Central Bank of Cyprus put first-quarter house price growth at 7.5% year on year.

For Vietnamese investors: Limassol and Paphos are both NAC markets. Per NAC's listing data, Pearl Park in Paphos starts at €230,000 with handover expected in Q4 2026, and Limassol Blu Marine costs €748,000, is ready to move in and has an estimated gross yield of 6.5% (NAC estimate). The State Bank of Vietnam closed the week with its central rate at 25,463 dong per dollar, 125 dong higher than a week earlier, Thoi bao Tai chinh Viet Nam reported on 8 August. On 5 August it stood at 25,405, about 2% above its level two months earlier, according to VnExpress. The previous record of 25,298, set in late August 2025, fell only on 28 July. Even so, Vietcombank's dollar selling rate on 8 August eased 80 dong to 26,410.

For Vietnamese investors: banks price the dollar within 5% of the central rate, so the ceiling has moved up to about 26,736 dong. MB Securities expects 26,800–27,000 by year end. Families paying for property abroad can convert in stages that follow the payment schedule rather than all at once.

🇺🇸 United States · The economy unexpectedly sheds 23,000 jobs

The US Department of Labor headquarters, Washington−23,000

On 7 August the Bureau of Labor Statistics reported that the US lost 23,000 jobs in July, with unemployment at 4.1%. June's gain was revised down to 20,000 from 57,000. Hourly pay rose 3.2% on a year earlier. A week before, on 29 July, the Fed held its target range at 3.50–3.75%, with three dissenters who wanted a quarter-point hike.

For Vietnamese investors: after the report the dollar index fell to 99.6, a seven-week low. Weak data eases the pressure to raise rates, but the Fed remains split. Families planning a mortgage in dollar-linked markets such as Dubai or Panama should not count on cheaper loans this year.

🇬🇧 United Kingdom · London house prices fall 1.3% in a year

The Lloyds house price index, reported by AJ Bell on 7 August, shows the average UK home flat in July at £299,253. Annual growth slowed to 0.1%, the weakest since November 2023. London fell 1.3% and the South East 2%, while Northern Ireland rose 7.4%. Amanda Bryden, head of mortgages at Lloyds, said mortgage rates have edged higher again.

For Vietnamese investors: a flat London market gives buyers time to choose and to negotiate. Per NAC's listing data, Oval Village starts at £685,000 with an estimated gross yield of 5.5% (NAC estimate) and handover due in 2028, while London Dock starts at £790,000 at an estimated 4.7%.

🇬🇷 Greece · Golden visa backlog shrinks 7.3%

The Greek Ministry of Migration and Asylum's May report, analysed by Movingto and published by Stacker on 6 August, shows pending files falling from 35,669 at the end of March to 33,051 at the end of May. About 72% are family members' files; principal investors account for 9,210. From March to May the ministry issued 2,987 investor decisions.

For Vietnamese investors: the queue is shorter but still long, so a file should be complete from day one. The property threshold is €800,000 in Attica (including Athens), Thessaloniki, Mykonos, Santorini and islands of more than 3,100 residents, and €400,000 elsewhere. The €250,000 route covers only conversions and restorations of listed buildings. Details are in NAC's Greece golden visa programme guide.

NAC strategic insight

The dollar hit a new high against the dong in the same week US data softened, which makes the cost of conversion harder to predict than interest rates. We favour transfers staged to the payment schedule, in markets with real transaction volume such as Cyprus, and residence files that are complete from the start. If you'd like to see what your family's plan should adjust after this week, book a consultation with NAC.
