Nobu, Mandarin Oriental or Le Méridien: 3 Ways to Own a Branded Address in Da Nang

Nobu from USD 360,000, Mandarin Oriental and Le Méridien villas from USD 1.68–1.8 million: how Da Nang's 3 branded addresses differ on title, rentals and resale.

Per NAC's listing data, Da Nang's three branded addresses differ fivefold in starting price, and they are three different ways to own. Nobu Residences is an apartment in a 43-storey tower on My Khe Beach, from USD 360,000, which a foreigner can hold for up to 50 years. Mandarin Oriental is a private-pool villa on Non Nuoc Beach, from USD 1.8 million, with handover targeted for Q4 2026. Le Méridien is an operating villa on the Da Nang–Hoi An coast, from USD 1.68 million, with rental revenue shared with Marriott. Per NAC's listing data, all three sit in a 5–6% gross yield band and score between 78 and 81. What separates them is title and resale, especially now that a draft amendment to the Housing Law, published in September 2026, proposes limiting foreign buyers to apartments.

When NAC Times set Da Nang beside Ho Tram, home to the Hyatt Regency Ho Tram villas, the comparison ran on airports and holiday seasons. Inside Da Nang the question is narrower and more practical. All three projects carry an international hotel name, so what does a buyer actually receive from each: the certificate, the rental income, the chance to sell later? All three are scored in the NAC Residence Index rankings, which lets us put them on one yardstick.

Da Nang After the Merger with Quang Nam

On 1 July 2025, Quang Nam province was folded into Da Nang under Resolution 202/2025/QH15. The new city covers roughly 12,000 km² and about 3 million people, according to Vietnam Briefing in January 2026. For a beachfront buyer this administrative change has a concrete effect: Le Méridien, in Dien Duong, used to sit in Quang Nam and now falls inside Da Nang, under the same city government as Nobu and Mandarin Oriental.

Two major policies landed in the same year. The Da Nang Free Trade Zone was established by Decision 1142/QD-TTg of 13 June 2025, covering about 1,881 hectares across seven sites, mostly in Lien Chieu and Hoa Vang, as VnEconomy reported. Resolution 222/2025/QH15 on an international financial centre took effect on 1 September 2025, with one facility in Ho Chi Minh City and one in Da Nang; law firm Allen & Gledhill noted in December 2025 that implementing decrees were still out for consultation. There is no public data yet measuring either policy's effect on coastal home prices, so NAC treats them as long-run support, not a reason to pay more today.

International Visitors Are Back Above the Pre-Pandemic Peak

Foreign arrivals drive occupancy at all three projects. According to the National Statistics Office, Vietnam received about 21.2 million international visitors in 2025, up about 20% on the year and well above the previous record of 18 million set in 2019. The recovery was steep: roughly 3.8 million in 2020, about 3.7 million in 2022, 12.6 million in 2023 and 17.6 million in 2024.

Mainland China led in 2025 with more than 5.28 million arrivals, about a quarter of the total, followed by South Korea with about 4.33 million, Xinhua reported from official data. In Da Nang itself, South Korea has been the top market since 2016, and the city welcomed its one-millionth Korean visitor of 2025 as early as 1 August.

Nobu: An Apartment in a 43-Storey Tower on My Khe Beach

Nobu Residences Da Nang is the first Nobu-branded residential tower in Southeast Asia: 186 metres and 43 storeys on Vo Nguyen Giap Street. The brand was founded by chef Nobu Matsuhisa and actor Robert De Niro. Per NAC's listing data, prices start at USD 360,000, with a 6% gross yield, a NAC score of 81/100 and handover targeted for Q4 2026. When NAC last updated the listing, only two residences remained in inventory.

It is the cheapest of the three and the simplest legally. The buyer receives an apartment in a commercial housing project, which is exactly the asset the draft law would still allow foreigners to own. The trade-offs are a 50-year term for foreign owners, a building still under construction, and a liquidity sub-score of 6.2 out of 10 in NAC's model, lower than in developed markets.

Mandarin Oriental: Villas Beneath the Marble Mountains

On Non Nuoc Beach, south of the city, the Mandarin Oriental villa estate is the brand's first standalone villa project in Vietnam. Every villa has a private pool, comes fully furnished and can join a rental programme run by Mandarin Oriental. Per NAC's listing data, prices start at USD 1.8 million, about USD 5,500 per square metre, with a 6% gross yield, a NAC score of 78/100 and handover targeted for Q4 2026. Da Nang airport is about 15 minutes away.

A Mandarin Oriental villa on a Southeast Asian beach is something most collectors will only see once.

NAC does not see this as an income asset. The listing shows a 16.7-year payback and a liquidity sub-score of just 5.5, the lowest of the three. The value lies in scarcity.

As NAC's listing puts it, a Mandarin Oriental villa on a Southeast Asian beach is something most collectors will only see once. Rental income here should be counted as offsetting the cost of holding, not as the return.

Le Méridien: An Operating Villa and a Revenue-Share Contract

About 15 minutes from Hoi An, Le Méridien Da Nang's beachfront villas were developed by IFF Holdings with MB Tonkins Land on about 8 hectares of seafront, and are managed by Marriott International. The resort is complete and trading. Per NAC's listing data, the La Boutique line of about 220 m² starts at USD 1.68 million, La Plage at USD 1.79 million and the seafront L'Océan villas at USD 3.15 million.

If you hold Vietnamese citizenship, choose by taste. If you hold only a foreign passport, start with the apartment.

The economics are easier to read than at the other two. Owners share rental revenue with Marriott on a 40/60 split, receive 30 nights a year and a Platinum membership card. The estimated gross yield is 5%, the NAC score 79/100, and the liquidity sub-score 6.5, the best of the three because a future buyer can see real trading results. NAC's listing records the title as long-term ownership, which is rare on the Da Nang seafront; foreign-ownership terms still need confirming case by case.

Title Decides Who Should Buy Which

Under the 2023 Housing Law, a foreign individual can own housing for up to 50 years from the date the certificate is issued, renewable once. Decree 95/2024 caps foreign ownership at 30% of the units in each apartment building and at 250 landed houses per area of about 10,000 residents, as Vietnam Law Magazine explains.

That framework may narrow. On 13 September 2026 the Ministry of Construction published a draft amendment that would let foreign organisations and individuals buy apartments only, removing their right to own landed houses, according to Asia News Network. The draft is under consultation and is not yet law.

So the three projects suit three kinds of buyer. If you hold Vietnamese citizenship, choose by taste. If you hold only a foreign passport, start with the apartment. Nobu is the safest choice for overseas Vietnamese who have given up Vietnamese nationality, or for relatives on foreign passports. The two villa projects suit families registering under Vietnamese citizenship who want a beach house to use themselves and let for the rest of the year.

A practical strategy for Vietnamese investors

Decide whose name goes on the title, then choose the brand. If the owner has no Vietnamese citizenship, the Nobu apartment carries less legal risk than either villa while the draft law is debated.

Read the operating contract as closely as the price list. Le Méridien's 40/60 split, owner nights and management fees shape the net yield more than the gross figure in any listing.

Weigh construction timing. Nobu and Mandarin Oriental both target Q4 2026. Le Méridien already trades, so there is real revenue to check before committing.

Put Da Nang inside a wider portfolio. A beach house can sit alongside a Saigon apartment such as the Marriott-branded Grand Marina Saigon, or an overseas asset with residence rights from NAC's Property Hub, so the family is not holding everything in one currency.

Frequently asked questions

Can a foreigner buy a Mandarin Oriental or Le Méridien villa?

For now, yes, within the cap of 250 landed houses per area of about 10,000 residents. But the September 2026 draft amendment proposes limiting foreigners to apartments, so take legal advice before paying a deposit.

Why is Nobu so much cheaper than the two villa projects?

Nobu sells apartments in a high-rise, from USD 360,000 per NAC's listing data. The other two sell large private-pool villas on a limited stretch of beachfront land.

Which project has rental income you can verify?

Le Méridien, because it is complete and Marriott is already operating it. Nobu and Mandarin Oriental target Q4 2026 handover, so their yields in NAC's listings remain estimates.

NAC strategic insight

Drive down Vo Nguyen Giap Street in the late afternoon and you pass all three answers. The Nobu tower is rising over My Khe, the Mandarin Oriental estate sits quietly beneath the Marble Mountains, and further towards Hoi An the Le Méridien villas already have guests. One coastline, three brands, three different products: an apartment that is easy to title, a villa that is genuinely scarce, and an asset that already earns.

We score all three on the same yardstick so Vietnamese families can see whether they are paying for the brand, the land or the cash flow. If you'd like to know which suits the person on the title and your family's goals, book a consultation with NAC.
