Vietnam's 2 Branded Coasts: Ho Tram and Da Nang Side by Side
Hyatt, Maia, Le Méridien, Mandarin Oriental and Nobu: two coastal clusters that differ on airports, seasons, entry prices and foreign ownership rules.
Vietnam's hotel-branded beach property is concentrated in two very different clusters. Da Nang is the mature market: an international airport about 25 minutes away, 7.6 million international visitors in 2025, and names such as Nobu, Mandarin Oriental and Le Méridien. Ho Tram is the emerging one: about 90 minutes by road from Saigon, cheaper to enter, and set to benefit when Long Thanh airport opens – the proposed date is 1 December 2026. The two coasts also enjoy their best weather at different times of year, so one is not a straight substitute for the other.

NAC Times has already covered Da Nang through a wellness lens and looked at Phu Quoc villas. This piece puts the southern and central coasts on the same map to answer a more practical question: for the same capital, what does each give you in access, rental season and ownership? All five projects are scored in the NAC Residence Index rankings.
The Ho Tram Cluster: Close to Saigon, Cheaper to Enter
Ho Tram sits on the Xuyen Moc coast, about 90 minutes' drive from Ho Chi Minh City. That shapes who uses it: Saigon families on weekends, and international guests once an airport is close enough.
Hyatt Regency Ho Tram is the first Hyatt-branded villa project in southern Vietnam. Per NAC's listing data it has just 63 private-pool villas, priced from USD 606,000 for a two-bedroom to USD 2.9 million for a four-bedroom on the beach, with an estimated 6.5% gross yield, a NAC score of 80/100 and handover targeted for Q4 2027. Villas run through a hotel-managed rental programme.

Investors should treat Long Thanh as an advantage on its way, not one already banked.
Far lower down the price scale, Maia Resort Ho Tram is operated by Fusion inside The Grand Ho Tram. Per NAC's listing data, one- and two-bedroom residences start at about USD 159,000, with a gross yield of around 6% and a NAC score of 75/100. The resort spans about 7 hectares and every residence faces the sea. NAC's listing is clear on the limits: Happy Tower is still under construction, yields are seasonal and operator-dependent, and the Ho Tram market is young with heavy coastal supply.
Long Thanh: Ho Tram's Biggest Variable
Ho Tram's biggest weakness today is that international guests land at Tan Son Nhat and then drive for about two hours. NAC's Maia listing estimates the run from Long Thanh at about 70 minutes.
Long Thanh's opening has slipped several times. According to VnEconomy in July 2026, the Civil Aviation Authority of Vietnam proposed commercial operations from 1 December 2026, in three phases: from 1 December 2026 to 27 March 2027 airlines may choose to fly international routes from Long Thanh; from 28 March 2027 all long-haul international flights move over; and from 30 October 2027 most remaining international flights follow. It is still a proposal, so investors should treat Long Thanh as an advantage on its way, not one already banked.
The Da Nang Cluster: A Proven Market
Da Nang has what Ho Tram still lacks: an international airport inside the city and demonstrated demand. According to the city's culture, sports and tourism department, reported by VOV in May 2026, Da Nang received about 17.7 million visitors in 2025, more than 7.6 million of them international, up over 25%. In the first four months of 2026 international arrivals reached nearly 3.4 million, up 24.9%.

The two coasts enjoy their best weather at different times of year, so one is not a straight substitute for the other.
Three projects show three ways to own. Nobu Residences Da Nang is a 43-storey tower on My Khe Beach; per NAC's listing data it starts at USD 360,000, yields an estimated 6%, scores 81/100 and is expected to hand over in Q4 2026. Mandarin Oriental Residences, Da Nang offers private-pool villas on Non Nuoc Beach from USD 1.8 million, with a 6% yield and a 78/100 score. Le Méridien Da Nang, on the Da Nang–Hoi An strip, is completed and operating; per NAC's listing data it starts at USD 1.68 million for villas of roughly 220–500 m², with rental revenue shared 40/60 with Marriott and around 30 owner nights a year.
Rental Seasons: Two Coasts, Two Calendars
This is the point most buyers miss. According to Da Nang's official tourism portal, the dry season runs from January to August, with March to August best for the beach; the rainy season runs from September to December, with occasional storms late in the year. The Vung Tau–Ho Tram coast works the other way round: its dry season typically falls between about December and April, according to travel weather guides.
For cash flow, occupancy in each cluster will swing with its own season. A Da Nang villa may sit quieter in Q4, just as Ho Tram enters its dry months. For families who plan to use the property themselves, it matters even more: Ho Tram suits Tet and the dry southern months, Da Nang suits the children's summer holidays.
Ownership: Villas Are Not Apartments
The 2023 Housing Law lets foreign individuals own housing for up to 50 years, renewable once. But in September 2026 the Ministry of Construction released a draft amendment that, as Asia News Network reported on 2 October 2026, would allow foreign organisations and individuals to own apartments only, removing the provisions that let them own landed houses. The draft is still under consideration. For a foreign-passport buyer of a villa at Hyatt, Mandarin Oriental or Le Méridien, that is a question for a lawyer before any deposit. Vietnamese citizens are not subject to these limits.
A practical strategy for Vietnamese investors
Choose the cluster by how you'll use it, not only by yield. Estimated yields across the five projects differ by just 1.5 percentage points; the real differences are distance, season and liquidity.
Price Long Thanh as an option. If you're buying Ho Tram for the new airport, accept that its timetable may still move.
Treat apartments and villas differently on title. If the buyer doesn't hold Vietnamese nationality, an apartment such as Nobu sits on firmer legal ground than a villa while the draft law is pending.
Read the operating contract closely. Revenue split, owner nights and management fees shape the real yield more than any estimate.

How far is Ho Tram from Ho Chi Minh City?
About 90 minutes by car, per NAC's listing data for projects there. Once Long Thanh opens, NAC's Maia listing estimates about 70 minutes from the airport.
When will Long Thanh airport open?
The Civil Aviation Authority of Vietnam proposed commercial operations from 1 December 2026, according to VnEconomy in July 2026. The date has slipped before and remains a proposal.
Can foreigners buy a beach villa?
Current law allows ownership of landed houses within limits, but the September 2026 draft amendment proposes apartments only. Check with a lawyer before transacting.
NAC strategic insight
Ho Tram and Da Nang are not two answers to the same question. Da Nang sells certainty: an airport, proven demand, brands already operating. Ho Tram sells a near future: a lower entry price tied to an airport that hasn't opened and a market still growing up. Both need to be read against foreign-ownership rules that are in flux.
