Your First Home Abroad: What the Cheapest Entry in Each Market Actually Buys

From a USD 73,000 Phuket studio to a USD 400,000 Istanbul flat that carries citizenship: entry prices across ten markets, with size, yield and residency.

In NAC's listing data, the cheapest unit costs about USD 73,000 – a 25 m² studio in Phuket – and the cheapest that comes with citizenship is about USD 400,000 in Istanbul. In between sits a wide spread: Binh Duong from USD 118,000, Kuala Lumpur from USD 138,000, Paphos from EUR 230,000, Athens from EUR 250,000, and both Panama City and Dubai from USD 300,000. The single most important point: the lowest entry price rarely matches the threshold for residence. In Cyprus, Greece, Malaysia and Dubai, the cheapest unit either falls below the threshold or qualifies only under a narrow category.

Many Vietnamese families start by asking how much it costs to buy a home abroad. The honest answer is: it depends what the home is for. A rental unit, a flat for a child at university and a property that carries residence rights are three different problems, even when the price tag is the same. This guide walks through the cheapest unit in each market tracked by the NAC Residence Index, and what that money buys in space, yield and rights.

Under USD 150,000: Three Asian Markets, No Residence Attached

Phuket. The Origin Kathu-Patong by Origin Property is the cheapest unit in NAC's entire dataset. Per NAC's listing data, a 25 m² studio starts at about USD 73,000 – roughly USD 2,700 per square metre – with an estimated 6.5% gross yield and a NAC score of 62/100, the lowest in this guide, because it is a mass-market product with no hotel brand. Foreigners can own freehold within the 49% foreign share of a project's saleable area; JLL noted in November 2025 that the cap rarely binds in mass-market projects but can tighten in major tourist destinations. Buying a Thai condo does not come with residence.

Binh Duong. CapitaLand's The Sycamore starts at about USD 118,000 per NAC's listing data – around USD 2,050 per square metre – with a 5% yield and a NAC score of 75/100. Foreign owners hold for up to 50 years.

Kuala Lumpur. Curvo Residences in Setapak is the most interesting of the group: for about USD 138,000, NAC's listing data shows a 952 sq ft (about 88 m²) three-bedroom with a 5% yield. It is the only sub-USD 150,000 market here with a residence programme tied to property. But per Emerhub's MM2H guide, the Silver tier requires a USD 150,000 fixed deposit and property of at least RM 600,000, held for 10 years. 230,000–300,000: Doors Into Europe and the Americas – Read the Conditions

Paphos, Cyprus. Pearl Park in Paphos starts at EUR 230,000 per NAC's listing data, with a 5.5% yield and a 76/100 score, in two- and three-bedroom layouts. According to Andersen in Cyprus, permanent residence through housing requires a new, first-sale property from a developer worth at least EUR 300,000 plus VAT, alongside a secured income from abroad. On its own, then, the entry unit falls short; a larger unit, or two new properties combined within the rules, is needed.

A rental unit, a flat for a child and a property that carries residence rights are three different problems, even at the same price.

Athens, Greece. Keranis Ports Residences in Piraeus starts at EUR 250,000 per NAC's listing data, with a 3% net yield. According to the IBA's September 2026 analysis, the Golden Visa threshold in Attica is EUR 800,000 for a single property of at least 120 m²; the EUR 250,000 level applies only to property converted from non-residential to residential use, or to restored listed buildings, with the conversion completed after 5 April 2024 and certified by an engineer. Panama City. Santa Maria Luxury Apartments starts at USD 300,000 per NAC's listing data, with two- and three-bedroom units of 81–184 m² in a golf-course community. It is the cheapest unit in this guide whose entry price matches a residence threshold. According to IMI Daily on 17 September 2026, Executive Decree No. 17 raised the resale threshold to USD 500,000 but kept USD 300,000 for a new property bought first-hand from the developer, with the investment held for at least five years. The lowest entry price rarely matches the threshold for residence.

Dubai and Grenada. DAMAC Golf Greens starts at about USD 300,000 with an estimated 6.5% yield, but sits below the AED 2 million Golden Visa threshold. InterContinental Grenada, per NAC's listing data, is a hotel share from USD 270,000 linked to Grenada's citizenship programme, before government and due-diligence fees.

400,000–500,000: Istanbul, London, Melbourne

Istanbul. The completed Bagcilar Garden starts at USD 400,000 per NAC's listing data for a 2+1 from 93 m², with a 6% yield. According to Mondaq, the citizenship threshold through property has been USD 400,000 since 13 June 2022, with a three-year restriction recorded in the property register. It is the only market in this guide where the cheapest unit opens citizenship, not just residence.

London and Melbourne. Studios at Bermondsey Place start at GBP 499,950, with a 5.8% gross yield and an 82/100 NAC score. West Side Place in central Melbourne is about AUD 486,000 on NAC's estimate, yielding 5.2%. In Australia, foreigners can buy new dwellings with FIRB approval; a ban on buying established dwellings runs from 1 April 2025 to 30 June 2029 (as extended).

Currency: The Second Risk After Price

A USD-priced flat in Dubai or Panama and a EUR-priced flat in Athens carry different currency risks. The UAE dirham and Panama's balboa are pegged to the dollar, so the main exposure is USD against VND. With EUR, GBP, AUD, THB or MYR, both the asset's value and its rent will move in VND terms in either direction. In Turkey, prices are quoted in dollars but rent is usually collected in lira, so the real yield can differ from the number on paper.

A practical strategy for Vietnamese investors

Start from the purpose, not the price. If residence is the goal, look for the cheapest qualifying unit, not the cheapest unit.

Read each threshold by property type. Panama separates new from resale; Greece separates conversions from ordinary homes; Cyprus requires new property plus VAT.

Count the all-in cost. Government fees, transfer taxes, legal fees and the cost of moving money can add materially to the entry price.

Blend currencies across the portfolio. One dollar-pegged asset and one euro asset keep a family from depending on a single currency.
